Privacy Policy

This English text is a courtesy translation. The French version (Politique de confidentialité) is the authoritative legal version — la version française prévaut.
1. Privacy officer
Listor is operated by Pier Blackburn. Under Quebec's Law 25, the person responsible for the protection of personal information is Pier Blackburn. For any question or to exercise your rights, contact confidentialite@listor.immo.
2. What we collect and why
Realtor account data: name, email, phone, and OACIQ licence number, provided at signup, to create and administer your account.
Third-party (seller / property) data: documents and photos the realtor uploads may contain third-party personal information. By accepting the Terms of Service, the realtor attests they hold the necessary authorization to provide it; uploaded documents are analyzed by an AI system to pre-fill the listing. The legal basis is performance of the brokerage mandate and the consent obtained.
3. Parse-then-discard of documents
Uploaded document files are parsed in memory and immediately discarded — they are never stored. Only the structured fields you review and confirm are retained, attached to the listing.
Photos are stored (on private local disk, restricted to the listing owner) until the listing is deleted. Exported media is stripped of embedded location metadata (EXIF / GPS).
4. Retention
Listing data is retained until the realtor deletes the listing or the account. AI-processing logs (cost/audit metadata, no raw personal information) are retained for billing and audit but purged on listing or account deletion.
Billing records (credit transactions) are retained even after account deletion to meet tax-law obligations (an exception to the erasure right below).
5. Sub-processors and cross-border disclosure
To provide the service we use the following providers. Your information may be communicated and processed outside Quebec:
- Anthropic — AI extraction and generation (United States).
- Google — address lookup (Places) and static maps (United States).
- Twilio — text messages: two-step verification codes and messages received at Listor's number (United States).
- Resend — transactional email (United States).
- Stripe — payments (United States).
- DigitalOcean — hosting (Toronto, Canada).
6. AI-generated content
Listing descriptions are drafted by an AI model (Anthropic) from realtor-supplied facts. They are drafts the realtor must verify. Listor does not warrant their accuracy. The realtor remains the OACIQ-accountable author of any published text.
7. Your rights
Under Law 25 you have the rights of access, rectification, erasure, portability, and withdrawal of consent. To exercise them, contact the privacy officer at confidentialite@listor.immo. You can delete a listing directly in the app; full account erasure and a data export are also available and may be requested from the officer.
8. Confidentiality incidents
Listor maintains an incident-response process. In the event of a confidentiality incident presenting a risk of serious injury, we will notify the Commission d'accès à l'information du Québec and affected individuals with diligence, and record the incident in a register.
9. Updates
The French version prevails. This policy is current as of 2026-07-02 (version 2026-07-02).
